Abstract | Tema ovog diplomskog rada je projekt obnove potresom oštećene stambene
zgrade, u daljnjem tekstu „zgrada“, u Zagrebu. Zgrada ima etaže: suteren, kat i
nestambeno potkrovlje. Oštećenja od potresa na zgradi vizualno djeluju "ozbiljno",
te je vlasnik mišljenja da bi kuću trebalo srušiti ako se uspoređuje njena sadašnja
vrijednost i predviđeni troškovi popravka oštećenja. Izradom projekta obnove, a
pod terminom „obnova“ se misli na popravke svih utvrđenih oštećenja, te
provedbom troškovne analize doći će se do potrebnih podataka za donošenje
odluke o zadržavanju ili rušenju i uklanjanju zgrade. Za konačni zaključak će se
prethodno provesti istraživanja, proračuni, procjena vrijednosti zgrade te analiza
svih prikupljenih podataka.
Ovim diplomskim radom će se povezati znanja o potresu i oštećenjima od
potresa, sanacija štete prema tehničkom propisu te procjena vrijednosti
nekretnine.
Za proračun potresne otpornosti zgrade će se upotrijebiti računalni program
3Muri 13.5.0.2 kojim će biti proračunata otpornost zgrade prije potresa u
usporedbi sa propisanom otpornosti po EC8, te potom i usporedba sa
parametrom razine 2 obnove. Prema dobivenim rezultatima proračuna potresne
otpornosti zgrade predložiti će se mjere za sanaciju i postizanje potresne
otpornosti zgrade za razinu 2 obnove, te će se ponovno provesti kontrola putem
3Muri 13.5.0.2. programa.
Za radove obnove će se izraditi troškovnik potrebnih radova. Provesti će se
pozivni natječaj i prikupiti tri ponude za izvođenje radova obnove. Izrađenim
troškovnikom s tržišnim cijenama dobiti će se vrijednost radova obnove, a
provedbom procjene vrijednosti nekretnine putem FK matrice će se dobiti tržišna
vrijednost zgrade u trenutku izrade ovog rada. Izvršiti će se usporedba svih
dobivenih brojčanih podataka radi zaključka o isplativosti provedbe projektom
predviđenih radova obnove na zgradi . |
Abstract (english) | The subject of this thesis is the reconstruction project of an earthquakedamaged
residential building, hereinafter referred to as "the building", in Zagreb.
The building has floors: basement, first floor and non-residential attic. The
earthquake damage to the building appears visually "severe", and the owner
believes that the house should be demolished when comparing its current value
and the estimated cost of repairing the damage. Creating a renovation project,
and the term renovation refers to repairs of all identified damages, and a cost
analysis will provide the necessary data for making a decision on retaining or
demolishing and removing the building. For the final conclusion, research,
calculations, assessment of the value of the building and analysis of all collected
data will be carried out beforehand.In order to confirm or refute this thinking, it
was necessary to carry out research, budgets, an assessment of the value of real
estate and ultimately to make an analysis of all the collected data. The final result
of the analysis should help to make a decision on the demolition of a residential
building or its rehabilitation.
This thesis will combine knowledge about earthquakes and earthquake
damage, damage repair according to technical regulations, and real estate
valuation.
The computer software 3Muri 13.5.0.2 will be used to calculate the earthquake
resistance of the building, which will calculate the resistance of the building before
the earthquake in comparison with the prescribed according to EC8, and then the
comparison with the parameter of level 2 of the renovation. According to the
obtained results of the calculation of the earthquake resistance of the building,
measures for remediation and achieving for level 2 of the renovation will be
proposed, and control will be carried out again via software 13.5.0.2. A cost estimate for the necessary works will be drawn up for the renovation
works. An invitation to tender will be held and three bids will be collected for the
execution of renovation works. The cost estimate with market prices will be used
to obtain the value of the renovation work, and by conducting an assessment of
the real estate value using the FK matrix, the market value of the building at the
time of this work will be obtained. A comparison of all obtained numerical data will
be made in order to conclude on the cost-effectiveness of implementing the
renovation works on the building foreseen by the project. |
